What Waxhaw is built from
A Union County town whose northern boundary sits a few miles below the Charlotte line, with a small nineteenth-century centre built around the railroad and, around it, a very large amount of new large-lot subdivision — the population roughly doubled between 2010 and 2020. Long drives, wide graded lots, and a fair number of houses whose yards were bare subsoil within recent memory.

The Waxhaw problem
Piedmont red clay comes into these houses wet, and that is what decides the outcome. This is Cecil-series subsoil, coloured by iron oxide and worked to the surface everywhere a lot has been graded, and when it rains it does not travel as dust — it travels as a slurry on boots, tyres and paws. The instinct is to attack it while it is wet, and that is precisely wrong: scrubbing wet clay drives the iron-bearing particles down past the tips of the pile and spreads a defined footprint into a diffuse orange haze across half the rug. Wet clay wants to be left completely alone until it is bone dry and crusted, then broken up and lifted out dry. What is left after that is the actual stain, and it is a different chemistry problem entirely, because iron bound onto wool does not respond to detergent at any strength — it has to be chemically reduced, carefully, by someone who knows the same treatment will strip dye if it is misjudged. Hardware-store rust removers on a wool rug take the colour with the stain. Two hard doormats, one outside and one inside, prevent more of this than anything we can do afterwards.
