What Eastover is built from
Laid out in 1927 by the E.C. Griffith Company on the old Spring Dale Dairy Farm, between Providence Road, Randolph Road and Briar Creek, and built as the first part of Charlotte designed around the car rather than the streetcar — which is why the driveways are original. The Eastover problem
The air conditioning is the problem, and almost nobody suspects it. A 1920s house that has been added to two or three times usually ends up with cooling equipment chosen for the hottest afternoon of the year, and equipment sized for the worst hour is oversized for every other hour. It cools the room to the setpoint in a few minutes and shuts off, and a compressor that only runs in short bursts pulls very little water out of the air, because dehumidification happens on the coil over time rather than instantly. So the thermometer reads seventy-two and the room is comfortable, while the relative humidity behind the sofa sits far higher than anyone would guess. Wool holds roughly a third of its own weight in water without feeling damp to the hand, so the pile passes the touch test all summer while the cotton foundation underneath is loaded. The first honest signal is smell, in a room that has been shut for a weekend, and by then the growth is at the base of the pile where nothing sprayed on top can reach it. A hygrometer on the sideboard costs almost nothing and settles the argument.
